Heres a few things to look for!
 

1. Exterior:

  • Foundation: Check for cracks, evidence of water pooling, or any signs of shifting.

  • Siding/Exterior Walls: Look for damage, decay, or signs of pests.

  • Roof: Inspect for missing, damaged, or curling shingles. Check for moss or signs of water damage. Ensure gutters and downspouts are intact and functional.

  • Windows & Doors: Ensure they are in good condition, open and close properly, and have no broken panes or damaged seals.

  • Driveway & Walkways: Look for significant cracks, uneven sections, or pooling water.


2. Interior:

  • Ceilings & Walls: Check for water stains, cracks, or signs of mold.

  • Floors: Inspect for any unevenness, creaking, or damage.

  • Windows: Ensure they open/close easily and check for draftiness.

  • Electrical Outlets: Test outlets and switches for functionality.

  • Smoke Detectors: Ensure they're present and functioning, especially considering Long Island's specific codes and regulations.


3. Heating & Cooling:

  • HVAC System: Ensure it's functional and properly maintained. Given Long Island's varying seasons, both heating and cooling aspects are crucial.

  • Fireplaces: Check for blockages and inspect the condition of the chimney.


4. Plumbing:

  • Faucets & Fixtures: Test for leaks and ensure proper water pressure.

  • Toilets: Check for proper flushing and refilling.

  • Water Heater: Check the age, inspect for any rust, or signs of leakage.


5. Kitchen:

  • Appliances: Ensure all appliances are functioning correctly.

  • Cabinets & Countertops: Inspect for damage or wear.

  • Ventilation: Ensure proper ventilation for cooking areas.


6. Bathrooms:

  • Ventilation: Ensure fans and vents function correctly to prevent mold growth due to humidity.

  • Tubs & Showers: Check for proper drainage, signs of mold, or damaged tiles.


7. Basement & Attic (common in Long Island homes):

  • Evidence of Dampness: Look for signs of water penetration, mold, or a musty smell.

  • Insulation: Ensure it's adequately insulated, especially for cold winters.

  • Pests: Check for any signs of pests, including droppings or nests.


8. Grounds:

  • Land Grading: Ensure the ground slopes away from the house to prevent water pooling and potential damage.

  • Detached Garage/Shed: Check the structural integrity and roofing.


9. Coastal Considerations (for properties near the coast):

  • Salt Damage: Check for corrosion on exterior metal elements or any salt damage to outdoor plants.

  • Flood Zone: Confirm if the property is in a flood zone and check for any water damage history.
